Summary/Major Elements:

· This act extends the time for sending notice to a property owner that a lien has been filed against the owner’s property.

o Currently, notice must be sent to the property owner within five days of the time a lien statement is filed with the county clerk.

o The act requires notice of the lien to be sent to the property owner within thirty days of filing the lien statement with the county clerk.

· The act also extends the time for sending a property owner a notice that a lien has been satisfied.

o Currently, a copy of the notice of satisfaction must be sent to the property owner within five days of the time the notice is filed with the county clerk.

o The act requires a copy of the notice of satisfaction to be sent to the property owner within thirty days of filing the notice of satisfaction with the county clerk.
